Air Conditioning

Air conditioner filters, coils, and fins require regular maintenance for the unit to function effectively and efficiently throughout its years of service.

Neglecting necessary maintenance causes a steady decline in air conditioning performance while energy use steadily increases.
We can only ensure the efficiency of your air conditioner by routinely replacing or cleaning its filters.
We coordinate regular visits with the responsible company for cleaning or replacement of spare parts (when needed).
We expect the tenants to inform our office of any deficiency on due time, to avoid costly repairs.

Swimming Pool

A technician is assigned to the property to perform maintenance on the same day of the week at each interval to ensure consistency, but alternate service days may be necessary based on availability.
Our tenants are notified via phone and/or email 24 hours prior to each scheduled swimming pool maintenance service if different from the regular days agreed.
It is however, the responsibility of the tenants to ensure that our technician has full access to the pool and its pumps on the scheduled service dates.
Should the technician arrive and be unable to provide service due to lack of access, the tenant will be charged a rescheduling ree amount.
The swimming pool is maintained in good condition and is both clean and chemically balanced. It is for the benefits of all to keep it as clean as possible. For instance, skimming the pool’s surface by hand every few days is one of the fastest and easiest ways to keep your pool clean. Floating debris will eventually sink, becoming harder to remove.

Outdoor Gardens

Seasonal maintenance of common areas includes removing sediment, leaves or trash that can impede water flow, replacing plants, and watering all the street around the properties.
